Real Estate Auctions Come to Philly

Sample Home The changing real estate market is now bringing auctions to the mainstream. Historically seen as a way to quickly remove undesirable property from the inventory, Westrum is trying to change that perception, using the auction to close out a round of building at their well-selling development Hilltop at Falls Ridge.

There are three 11 homes being auctioned, split among three models. Minimum bids start between $125,000 and $250,000 with the original prices of the homes between $349,990 and $749,990. All homes have 2-3 bedrooms and 1-2 garages.

113 N Bread St (The National) - a resale deal

Anyone who has been in Old City in the last few years knows about the National.  As is typical in new construction, while the sales center is wrapping up the last 20% of sales, people who bought early are starting to sell.  This is often the best time to get a deal.

Unit 3e3 in the 10-story building on Bread Street has just hit the market.  It’s an 1,106 sq.ft. 2-bedroom, 2-bath corner unit with a balcony overlooking Bread and a full-size parking spot in the underground garage.  More importantly, because it was purchased at pre-construction prices, the owner is able to sell it for substantially less than what similarly sized units are being sold for by the developer.  This unit is listed for $519,000 and is fully upgraded while the same size units in the same building without upgrades are being sold by the developer for $560,000+.

The Residences at Two Liberty Place - The new view in Philly

Though Inga Saffron may have been skeptical a year ago when the project was announced, the recent unveiling of The Residences at Two Liberty Place did a fine job at showing that good design can overcome the difficulties of converting an office building into spectacular residences.

With residences starting at the 42nd floor, the lowest of these condominiums is higher up than any other penthouse in the city.  Simply put, the views will take your breath away.

The interior of the units are just as spectacular.  The kitchens feature Snaidero cabinets and Miele and Sub-Zero appliances.  Spacious living spaces are ornamented with beautiful finishes.

The 37th floor of the building  features a private owner’s club with lounge, theatre, fitness center, yoga room, pool, and a private owner’s dining room in the new signature restaurant.  Residents will have access to white glove concierge and porter services included river-to-river chauffeured town car service.

Northern Liberties for less than $300/ft?

The Residences at Fairmount Quarters have my eye as the best new project for quite some time.  With prices starting around $240/ft. and only going up to about $380/ft., on price alone this is a great deal for center city and Northern Liberties.

Situated between 4th and 5th on Fairmount, this small building contains 15 completely unique residences.  Soaring ceilings (15+ feet) make the already large spaces feel even larger.  Where else can you find an 897 sq.ft. studio?  The builder has done an amazing job at keeping the original character of the building by saving old brick floors, amazing metalwork, and even the steer-head gargoyles on the front of the building.  Neither floorplans or written descriptions can really explain what a great and unique space this is.

I expect that these units will sell out within a few weeks.  With immediate equity because the prices are so low, these units are a great buy for either the homeowner or investor.

2026-2030 Chancellor Street - $550,000 (was $575,000)

This is a spectacular carriage house condominium at one of the best addresses in town.  Just a block off the square, you have a completely renovated unit featuring all of the finishes you would expect.  Beyond the usual 10-year tax abatement, the developer convinced the city to add another 3 years, for a total of 13 years.  Best of all, the unit has a 1-car attached garage.

At about $550/sq.ft., this is one of the best deals in town.  The most recent sale on the street (less than one year ago) sold for the same price per square foot and needed to be completely renovated.

As the market is changing, most buyers are starting to negotiate more aggressively.  However, the smart ones are still looking at the market to find those gems that just make sense.  Quite simply, this condo is one of them.

South Bridge - a breath of fresh air (literally) at 700 Schuylkill Ave

If you ever find yourself around the South Street Bridge, you’ve no doubt been staring at the blight of a building that used to house some of the administration for the Philadelphia School District. However, thanks to Switzenbaum and Associates (along with Venturi, Scott Brown and Associates), this perpetual eye-sore is being turned into one of Philly’s most exiting renovations.

Aptly named South Bridge, the building is exhibiting some of the most forward thinking and green architecture that Philadelphia has yet to see. Just some of the amenities:

  • 1-car parking included with every unit and you park on your floor
  • A “green” roof garden available to everyone in the building
  • 24-hour concierge with refrigerator and freezer for your grocery deliveries
  • Olympic length swimming pool and 4,000 sq. ft. exercise room

The units themselves are going to have custom teak flooring made from a renewable teak plantation. Every unit has a laundry room and many have separate storage rooms. The ceilings are approx. 11 ft throughout, with floor to ceiling windows. The kitchens and bathrooms will be incredibly high end, on par with projects in the $600+/sq.ft. range.

So what is so interesting about this project? Priced at $400/sq.ft. (including that parking space), you get more for your money here than any other new construction project around. Delivery is aimed for fourth quarter of 2007.
